										<content:encoded><![CDATA[<p>At the beginning of 2022 DUWO announced to us their intention to transform the rooms of three towers (1, 8, and 10) on Opaallaan into independent housing, as well as major maintenance required due to the age of the buildings. The work is so extensive that it can only be done if the towers are empty. The work will take place (in a kind of sequence) per tower. For this, 70% of the residents in each tower must agree to the proposed renovation and the accompanying social plan. <a href="https://www.duwo.nl/fileadmin/user_upload/PDF_Bestanden/Renovatie_pagina_s/Sociaal_plan_Opaallaan_1_december_2022.pdf">This social plan</a> offers relocation allowances and guaranteed rehousing on the complex for tenants who are still enrolled in an educational institution.</p>
<p>Tower 1 is scheduled to be empty by July 1, 2023. Tower 8 by February 2024. Tower 10 by October 2024. At the end of 2022, DUWO asked the residents of Tower 1 to agree to the renovation. Recently, DUWO informed us that 80% of the tenants in Tower 1 have agreed to the renovation. Therefore, it can proceed. Tower 1 must be empty by July 1, 2023. DUWO will encourage the remaining 20% of residents to agree to the renovation. If necessary, DUWO will take the matter to court. The court will then assess it according to <a href="https://wetten.overheid.nl/jci1.3:c:BWBR0005290&amp;boek=7&amp;titeldeel=4&amp;afdeling=3&amp;artikel=220&amp;z=2016-04-01&amp;g=2016-04-01">Civil Code no. 7, article 220. </a></p>

<h1 class="ql-align-justify"><strong>charges in 2023</strong></h1>
<p class="ql-align-justify">A large portion of tenants, especially those in non-self-contained units, will need to pay a substantial amount more due to the significantly increased energy prices in 2023. At the end of December 2022, the group contracts that DUWO had with Greenchoice expired and had to be renewed at the peak of the market. This is particularly reflected in the high individual and collective electricity bills in your final statement.</p>
<h2 class="ql-align-justify"><strong>Government compensation for sharply increased electricity and gas costs</strong></h2>
<p class="ql-align-justify">To compensate for the significantly increased energy costs in 2023, the government paid out €320 for self-contained units and €160 for non-self-contained units. DUWO, due to the long wait for this compensation, paid all tenants €320 in advance but is now reclaiming the overpaid €160 from tenants of non-self-contained units.</p>
<h2 class="ql-align-justify"><strong>Statements per building complex</strong></h2>
<p class="ql-align-justify">The administration of DUWO sends the BC of a building complex, or in the absence thereof, to Duwoners, a very extensive set of documents along with a clear explanation. These documents can be viewed in your personal environment in Lasso. There you will find the 2023 service charge statement and also those of previous years: <a href="https://www.duwoners.nl/mijn-duwoners/" target="_blank" rel="noopener noreferrer">DUWO service charge statements</a>. Due to administrative issues, DUWO has not yet settled all complexes (which should have been done by July 1, 2024), so it is possible that your complex is not yet listed in Lasso.</p>
<h2 class="ql-align-justify"><strong>Increase in service charge advance from July 1, 2024</strong></h2>
<p class="ql-align-justify">Starting July 1, the service charge advance will be significantly increased for gas/heating and electricity. Since half the year will already have passed, it is expected that an additional payment will be required for 2024 as well.</p>
<h2 class="ql-align-justify"><strong>Further questions</strong></h2>
<p class="ql-align-justify">If you still have questions after looking at your individual service charge statement for 2023 and checking the documents for your complex (Lasso) for 2023, we advise you to contact DUWO.
